My husband is currently the sole owner of a condominium. As a PR, am I eligible to purchase a resale HDB flat with my child (a Singapore citizen), with myself as the owner and my child as the occupier? In this case, how should my husband be listed — as an owner, occupier, or not included at all?

Hi Mdm,

You will not be able to purchase a HDB resale flat because in order to qualify, you will need to include your Husband's name either as a co-owner or as an essential occupier.

In this case, since he is the sole owner of a condo, he is not eligible. He has to sell off his condo and observe a 15 months wait out period before he is eligible.

Hi

You will have to include your husband name as part of the family nucleus to be eligible for HDB purchase. This means he has to sell away his private property. With current regulations, he has to sell away condo first, wait out 15 months, before he is eligible to be added with your name into the hdb purchase.

This applies regardless he is owner or occupier. If he does not plan to give up the condo, you may want to consider purchasing another condo on your own sole name instead.

Hi,

1) The HDB system does not work in this way.
2) They recognised a married couple as a single entity; i.e. both must be in the application even though only one of them is an owner.
3) Since your husband already owned a private residential property, he will not be eligible to buy or as a core occupier in an HDB flat.
4) The only exception is he is 55 yrs old or elder, he can be an owner or a core occupier of a 4-rm flat or smaller with the preparation to dispose his interest in the current residential property within 6 months upon key collection of the HDB flat.
5) You may apply for an HFE as a start.

Because your husband owns a condo, you are ineligible to buy a resale HDB together or alone until that property has been sold for at least 15 months. You must include your husband in the application, and his ownership of private property blocks the HFE letter approval for the whole family.

Since you have the budget for a property, looking for a smaller or older resale condo might be more straightforward in your case.

If there is no intention for your husband to dispose the condo, then there is not way you are able to purchase a resale HDB, given that your husband and you form a family nucleus for the HDB purchase, even if he is not listed as a co-owner.
