Hi,

It may be prudent to do a preliminary financial plan and check out the indicative loan amount (if you are taking one) that the bank can support before starting the search. For SC purchasing their 2nd residential property, since your HDB is fully paid, breakdown as follows:

Cash 5%
CPF 15%
Max Bank Loan 80%
Stamp duties and legal fees (BSD+ABSD) Approx 10%

First, you might wish to do a check with your home loan officer on the max loan quantum so that you can comfortably know what size and type of property to look out for.

After taking stock of your financial planning, then, consider whether you would like to look for a house or apartment that can accommodate multi-gen living or a cosy apt for retirement. In either case, there are different factors to look out for when sourcing the house/ apartment types.

Dear Mdm,

There is a good chance that you need more than 5% Cash and 15% CPF to purchase the condo for investment.

This is because the bank will also take into consideration both you and your husband's age to determine the loan amount. As both of you are in your 50s, you will not be able to loan up to 80% of the valuation of the condo.

It will be good to consult a professional mortgage broker so that he can work out the amount of loan and loan tenure you will be eligible for. From there, I can draft out a full financial plan for you so that you can budget and plan your finances better.

Good evening buyer,

Do take note of these cooling measures for this purchase:

1) you will be subject to 7% additional buyer's stamp duty as Singaporean
2) If you have utilised CPF OA funds in your current HDB, you have to set aside $80.5k in your CPF OA + SA first before you can use the excess in this purchase.

If you are able to obtain max 80% bank loan, your initial outlay will be as such:

1) 5% cash downpayment
2) 15% CPF OA downpayment
3) estimated 3% buyer's stamp duty
4) 7% ABSD
5) legal fees, valuation fee etc

Probably you can share with me how much finances (cash and CPF funds) on hand and at the same time, speak to my bankers so we can work things out from there.
