Based on the info shared, I will lean towards submitting based on what docs you have now. The HFE application takes about 1 month and when HDB sees self employed applicant they may or may not request for the latest NOA document again since it could be available soon.

My guess, I could be wrong, is they will recognize a mix of his fixed income and self-employed income. The longer you drag out the less weightage they may give to the fixed income portion. Self-employed income applicant usually is a bit disadvantaged as HDB loan approved amount will be lesser or maybe even not eligible.

You should submit whatever documents you have for now, and depending on result, engage HDB to determine further what further course of actions to take.

Hi,

1) The new income contribution to the amount might not be a big difference unless it is substantial.
2) Moreover, this 2nd income due to the inconsistency might suffer from a 30% haircut to be tabulated in the formula.
3) I would suggest to submit without this new income and see what is the outcome to decide whether this is a good time to buy.
4) If the result is not lower than your expectation. You will have to save more for another year and include his new income in the subsequent HFE application to make up the difference.
