My husband and I are 31 this year and we are looking into buying HDB terrace house at Jalan Bahagia. Would like to know if it is worth buying for a stay of 5-10yrs.

We like the space and the character of the house.

Hi Ms,

If you ask me, in terms of capital protection and potential capital appreciation, this makes no sense.

A 3RM HDB Terrace that has balance lease of approx 53 years left, going for more than $700-800k just doesn't seem to be the best choice for me. Imagine, 5-10 years down the road, when the balance lease is 43 years, who is going be your Buyer? Will any buyer pay $900k to $1m for a HDB Terrace that has balance lease of 43 years?

If you're looking for space, I think you're better off buying a proper landed house.

Hi,

For the prices they are going for at the moment, at their current balance leases, if you have plans to move again after 5 to 10 years, I would say its not the best option for you. The government has explicitly mentioned that all hdb flats revert to the state once their 99 years lease is up, it will be a tough sell to your future buyer. No doubt I can understand why its an attractive to you in terms of lifestyle and location, but its not the best for wealth protection.

Hi,

(1) There are more than liking in buying a home.
The first thing we usually recommend is to understand the rules and regulations (Eligibility), follow by financial status; current income/CPF.
Next thing shall be the option of location, size, level, future prospects etc.

Following your post, the 1st thing that caught my attention is, your CPF usage for this purchase is 54%, meaning if you are purchasing at $700k, you can only utilise 54% of your CPF for the purchase, that is $378k.
You have to fork out additional cash of $322k, not talking about the loan interest or anything else.

(2) Looking at the future, another "you" with the same financial status, age, and liking will not be eligible to buy this property.
As the criteria of meeting age + remaining lease must be at least = 80.
You just barely meet this minimum requirement, thus the future buyer has to be "very" near to 40 years old to be eligible.

In other words, your pool of buyer will be very much lesser than now.

The only reason you decided to buy is you have decided you are not looking at capital appreciation and definitely not selling in future.

My opinion is you are too young to this commitment, there are better choice than this.

Good afternoon,

For HDB terrace houses, there are only available at extremely limited location in Singapore. Most of their lease are lesser than 60 and hence you will be require to utilize more cash since you will have limitation on CPF usage.
However, similar to EM and EA, which the HDB have stopped generating new supply, there are demands for such units. Therefore, it would be prudent to understand your needs and intention. Do note that event though HDB terrace unit are all going at high prices hence almost all its buyers are aware of the risk involved.
