Typically it will take around 6 months to 1 year as it takes time to secure a buyer and also to find your ideal unit. I have worked on similar cases and will be happy to share the best approach for a smooth transition.

Excluding the time taken for marketing the unit, from date you submit the resale application to completion is going to take an estimated 9 weeks, assuming that all necessary documents are submitted by both sellers and buyers, as no extension required on both parties for the completion to take place.

Marketing period can be as short as a couple of days to weeks or even months. More importantly, you will need to register your intent to sell on HDB Resale Portal, and will only be able to grant the Option To Purchase to a buyer who makes an offer which you are able to accept 7 days after the registration.

Hi Ming Zhi,

To upgrade, there are 2 important issues that you will need to pay special attention to. One is your cash flow and finances, the other one is the upgrading timeline.

For cash flow, it will be advisable to plan in a manner that you can avoid the need to pay Additional Buyer Stamp Duty and also minimize the cash outlay for the condo unit. As for timeline, with careful planning, the sale and purchase can be done concurrently such that you will be able to transit smoothly and seamlessly from your current place to your next home without the need of an interim housing solution.

The timeline very much depends on the property you're going to purchase. If the condo you purchased is still undergoing construction, you may wish to hold back the sale until it's closer to TOP. If you had sold your HDB flat too early, you might need to shift house more than once.

If you need the sales proceeds from your HDB flat for your condo purchase, then you will need to plan the timeline for both the sale and purchase carefully, so that the funds from your CPF refund could be used for your purchase.
