My house is going to MOP in August this year, have asked my relatives whom are working as property agent, different advices have been given. I really need to know if it's better to choose a Oct BTO or move to a resale. I am currently working grabfood and wife is not working due to care of child. We have 4 children and need a 3A or 4S flat.

Hi,

There are multiple considerations to take into account when you plan to sell your current unit and buy another new unit. Firstly, the time line for both is the first difference . A BTO will have a longer waiting time( waiting for it to finish construction, followed by renovation), whereas a resale unit on the market can proceed with renovation or be in move in condition .
Second point of consideration is the resale levy involved, if you are planning to get a bto , there will be a resale levy imposed.
The age of your children would play a significant role as well. Some people prefer certain schools and want to live in certain estate, resale will allow you to move to any estate you prefer while you are younger (now) compared to BTO a few years later.

There are many factors to consider and it all depends on your needs and priorities.

Hi,

The problem with getting BTO again is being a 2nd timer your chances are slim because first timer couples are prioritized and usually get better balloting q number. The good thing is the price of the unit usually is cheaper than resale even though you have to pay a resale levy.

It appears the current flat is too small for your family? If so, are they able to wait for the 3 to 4 years application and construction period required for another BTO again? That's another consideration you may want to consider. For grabfood personell, it may be tougher to get a home loan also because hdb usually applies more stringent criteria for self-employed applicants. Is your latest NOA substantial amount?

Priorities versus long term benefits are at considerations here. Given that you have 4 children, what is more important to your family now given that BTO requires a waiting period of at least 3 years before you can move in, provided that you are able to get a unit from the BTO exercise, where it is like striking lottery if you are able to get one. Resale on the other hand gives you more certainty when it comes to the unit conditions, facing and perhaps location.

This is speaking from a family with 4 children as well. I moved out of my BTO flat back then into my in law's place. Tried applying BTO for over 4 years myself without any success. 1 fine day, my wife saw a resale listing on PropertyGuru that is directly opposite my boys' school, and the rest as they say is history.
