If I sell my HDB DIY (HDB portal) and buying a resale condo. Can I engage an agent in purchasing my new flat but at the same time help to manage the timeline of the HDB selling process and buying process to avoid any hiccups along the way. How should agent fee be calculated?

Hi Ben,

For hdb sale its typically 2% of the sale transacted price + GST, and for private property purchase typically the buyers do not have to cover the agent fee as the agent representing you the purchaser will share (cobroke) the seller commission that is paid by the seller to the seller agent.

The current HDB resale market is a bit slower, especially if your HDB is an older HDB in age of 20+ years and above, so would not really recommend a DIY procedure and instead tap on the agent's and company's network to increase your buyer pool for a more favorable outcome. That way the agent can also coordinate your timelines tightly and monitor closely and execute the timeline based on your requirements. If you do not have a temporary place for transition, the agent's skill and experience to manage the process will be important (avoid absd, bridging loan, secure extension etc.)

Advising on the right sequence — when to exercise OTP on condo relative to your HDB sale timeline
Ensuring your HDB completion date aligns with your condo completion date to avoid owning two properties simultaneously and triggering ABSD
Flagging CPF refund timing so your funds are available for the condo downpayment
Coordinating with your HDB buyers, the condo seller's agent, your lawyers and the bank simultaneously
Managing key collection, extension of stay requests if needed and any unexpected delays

This timeline coordination is actually where an experienced agent adds the most value in your specific situation — the paperwork is manageable DIY but the sequencing is where things can go wrong without professional guidance.
On Agent Fee Calculation:
Since you are engaging the agent purely on the buyer's side for the condo purchase, the fee structure is:
Standard Buyer's Agent Commission for Resale Condo:

Typically 1% of the purchase price
For a $1.5M condo — $15,000
For a $2M condo — $20,000

However there is good news:
In most resale condo transactions in Singapore, the seller pays both the seller's agent commission AND the buyer's agent commission. This means:

If the seller's agent is co-broking and covers buyer's agent fee — you pay nothing
If there is no buyer's agent fee coverage — you negotiate directly with your agent on the rate

On the Additional Timeline Coordination Work:
Since you are asking the agent to also oversee your DIY HDB sale process — which is beyond the standard buyer's agent scope — it is fair to have an open conversation with the agent upfront about whether an additional coordination fee applies. Some agents will absorb this as value-added service to win your business. Others may charge a nominal flat fee of $500 to $1,500 for the additional coordination work.
My Honest Recommendation:
Be upfront with the agent about exactly what you need — condo purchase plus HDB timeline coordination. A good agent who is confident in their value will take this on as a package because a smooth dual transaction is ultimately in everyone's interest.

It is advisable to engage a salesperson to market the unit for you as the HDB market is very slow currently. Without the proper tools and exposure, it will be hard to get a good price for your property.

The commission that you pay will definitely outweigh the commission that you are paying. The same agent can then plan the timeline and cashflow and assist you to get a resale condo without any fees.

Many clients nowadays choose to DIY their HDB sale via the HDB portal, while engaging an agent to handle the purchase of their resale condo and coordinate the overall transition process.

This is because the resale condo purchase process can actually be more complex — involving OTP timelines, bank loan coordination, valuation, stamp duties, legal completion and timeline planning.

In such cases, the agent can still help to:

• Coordinate the timeline between the HDB sale & condo purchase
• Advise on cashflow / CPF usage
• Plan temporary extension stay if needed
• Coordinate OTP exercise dates carefully
• Ensure sale proceeds are ready for condo completion
• Liaise with bankers / lawyers / co-broke agents
• Avoid accidental ABSD or timeline issues
• Assist with negotiations for the condo purchase

However, one thing many DIY sellers may overlook is the risk management portion during the sale & purchase process.

Issues such as buyers not being fully eligible, loan approvals falling through, timeline mismatches or legal delays are things agents handle very frequently on the ground to reduce unnecessary risks and costly hiccups along the way.

As agents, we also have access to various tech tools, live transaction data and market analytics to better advise clients on the “right” pricing strategy — whether it’s ensuring you are selling at fair market value or not overpaying during your condo purchase.
