If I sell my HDB DIY (HDB portal) and buying a resale condo. Can I engage an agent in purchasing my new flat but at the same time help to manage the timeline of the HDB selling process and buying process to avoid any hiccups along the way. How should agent fee be calculated?

Hi Ben,

For hdb sale its typically 2% of the sale transacted price + GST, and for private property purchase typically the buyers do not have to cover the agent fee as the agent representing you the purchaser will share (cobroke) the seller commission that is paid by the seller to the seller agent.

The current HDB resale market is a bit slower, especially if your HDB is an older HDB in age of 20+ years and above, so would not really recommend a DIY procedure and instead tap on the agent's and company's network to increase your buyer pool for a more favorable outcome. That way the agent can also coordinate your timelines tightly and monitor closely and execute the timeline based on your requirements. If you do not have a temporary place for transition, the agent's skill and experience to manage the process will be important (avoid absd, bridging loan, secure extension etc.)
