My fiance is a Singapore citizen age 35 and I'm a PR age 30. Both of us do not own any property now. If we hope to own 2 properties what will be the best ways forward?

Can my fiance purchase an HDB via the single scheme and I purchase a private studio unit condo? Must I be listed as an occupier in his HDB? Will I have to wait 5 years later to purchase the studio unit condo?

Good afternoon,

As of current status, he as an unmarried single citizen of 35 years, can purchase resale HDB on his sole name without adding any other names. Within MOP period, he can't rent out the whole unit and is required to stay in the HDB. You can also purchase your private property now as a single SPR as well. Do note a 5% ABSD will apply for the 1st private property purchase for SPR buyers as well.

For your situation, it will be ideal to either purchase 1 private property under both your names or purchase 2 private properties under each of your own names.

This is because your husband is only able to purchase a resale HDB under a single name and the upside of HDB resale HDB is limited. In fact, prices have been on the decline for the past few years and therefore is not the best option.

Your situation since quite complex and there will be pro and cons of your decision once you got married. As for your finace, it might be good if he managed to purchase a HDB as he can enjoy single grants as a first timer. You can also purchase a private property. However the problem might arise if you got married within 5 years time as HDB might require you to dispose of one of your property although you can make an appeal on this. If you plan to get married after his 5 years MOP has ended, there is no problem in maintaining both properties and you can even list yourself as an occupier in his HDB as a person can only own a private property after his 5 year MOP ends.
