My family plans to downgrade from condo to resale HDB for retirement. Both myself and my hubby now owns a condo and we are both >55 years old. We read that we need to sell our condo within 6 months once we have confirmed to buy a resale HDB, but when we try to apply HFE letter, we were not allowed to submit because 1 eligibility check says the we cannot apply because we have interest in a existing private residential property. Please advise what is the correct process as we read that we can’t sign OTP for resale HDB without a HFE letter when now we can’t even apply HFE letter. Do we have to complete the selling of our condo before we can start buying resale HDB?

If both of you are looking for a resale 3-room flat or a smaller unit, you are eligible to apply under the Silver Housing Scheme as long as the annual value of your current home is under $21,000. If the annual value is above $21,000 but below $31,000, you may want to reconsider your application in December 2025. However, if you are in search of a larger HDB unit or if the annual value of your current property exceeds $31,000, both of you will need to sell your existing property and wait for 15 months before you can buy resale HDB units.

Hi Julie,

This is quite a common issues faced by my private property owners. You just have to call in to HDB hotline at 1800 866 3066 and the officer will help you to resolve the issue at the backend and you will be able to register for the HFE.

I have assisted many clients who are in the same situation to transit from a private property to a HDB flat as part of their retirement planning. You can choose either to purchase the HDB flat first or to sell condo first depending on your individual situation and both options have its pros and cons.
