my family member has used my name to buy a private property few years back . Its been almost 6-7 years since it has been under my name , now i want to buy a house as im in my 30s .. i understand i have to liquidate the private property if i want to buy a hdb or ec . my only option now is to buy a private property if i dont have the option to liquidate my property. what are my options if i have not much finances?

Resale HDB can be an option to consider after you have removed your name from the ownership of this property either by transfer or sale to someone.

You may consider decouple for the existing private property which is to transfe ruoir share of your property to your family member. A lawyer can assist you to do thi. However an important question is that do you financed the current private property with your CPF? If you do so, your family member will have to refund back your CPF usage that you use to financed the private property. Buying another private property without disposing or removing your name from your current property will lead to you incurring 12% ABSD. HI,

Yes, if you intend to buy HDB or EC, then you will need to dispose your existing private property and in most cases, you will need to wait 30months before you can purchase a HDB.

There might be a reason why your family buy the private property under your name years ago thus i am not able to really advice what is the best arrangement for you.

Perhaps it good if we sit down and discuss more so i can understand the situation and advice the best arrangement.

Of cause one option is to sell to your family member but that can mean it defeat the purpose of buying under your name a few years ago.

Furthermore, how was the property finance throughout the years? This is also very important.

Hi,

You will need to dispose off all interest in residential private property latest within 6 months if you were to purchase a HDB resale flat.

You will not be eligible to apply for a brand new BTO flat or a EC directly from a Developer, unless you liquidate your interest and then serve a 30-month wait out period.

If you were to purchase a private property, you will also incur ABSD (12% for Singaporean's second property), which I suppose is not an option for you given your tight finances?

Is there a way for you to "decouple" and transfer out your shareholdings of the property? If not, I would suggest you move in to the property for your own stay.
