My boyfriend is 41 and SPR of 5 years while I am 31 singaporean . He has Malaysia property and doesn’t mind to transfer / sell . He could get married soon but not in a rush . What is the fastest and best option for us to get a HDB / new EC ASAP ?

Dear Miss,

Congratulations on your new home plan.

Fastest way to get a HDB or EC is to buy a newly MOP HDB or MOP EC in the resales market. The whole transaction will take about 3 months or so.

However, if you can wait 3-4 years for the BTO or new EC to complete, you can consider applying for new BTO or check out the new EC released for sales. Currently, there are a few new launch EC that you can consider such as Altura EC and Lumina Grand in Bukit Batok, North Gaia in Yishun. There is also another upcoming EC in Tengah.

Hi, he will have to transfer the property away as soon as possible, and observe the waitout period of 30months for BTO or if you plan to get any HDB loan or CPF grants. If you wish for a faster route, it will be to purchase EC from the open resale market.

Since your BF has to sell his Malaysian property, it is better if you look at the private options. This way, he need not sell the Malaysian property and can still buy the private flat if you both can afford it.

Hi,

I would not advise you getting a new HDB or a new EC due to the long waiting time (30 months wait out period) and construction period 4 years for new BTO and 3 years for new ECs. If both of you are able to afford financially, it would be better to get a resale EC (more value for money) or a condo instead due to the short waiting time. The transaction typically takes 3 to 4 months to complete and you can move in immediately.

Fastest: Buy a resale HDB/EC that has just fulfilled its Minimum Occupation Period (MOP). This takes about 3 TO 4 months.
If Not Available:

Sell Existing Flat: You'll need to sell your current property quickly.
