Me (SC) and my spouse (Non-SC) would like to buy a resale flat after getting married in Singapore.
1) Are we able to only apply for HFE 6 months after getting the LTVP / work pass?
2) If my spouse has a property in his home country, are we still able to apply for Resale? (Property is under his name, but he is not the occupier)
3) If my spouse would to sell the property, do we still need to wait 15 months to apply for resale?
4) If I'm the applicant and my spouse is the occupier, does he still need to pay BSD?
5) Does the rate of BSD change even if he becomes a PR eventually?

If you are 21 years old or above:

Your spouse must have a valid Long Term Visit Pass or Work Pass of at least 6 months from the date of issue at the time you submit your application to buy a resale flat.

If you are 35 years old or above:

Your spouse must have a valid Visit Pass or Work Pass of any validity period at the time you submit your application to buy a resale flat.

There is no indication on how long after obtaining the LTVP then you are able to apply for HFE. If your spouse has a foreign property, then you will not be eligible to purchase a HDB. The property has to be disposed and you will have to wait out for a period of 15 months after the disposal before you are eligible. If you are age 55 years and above, then you will be eligible to purchase a resale 4 room or smaller unit. As your spouse is not a SC or SPR, he will only be eligible as an essential occupier, thus no ABSD will be applicable.

Hi,

I assume you are under 35 years old, that's why you mentioned LTVP instead of a visit pass only.
1) You may apply for the HFE once you are married and your spouse receives the valid passes needed.
2) You won't receive approval from the HDB once you declare his overseas property.
3) Yes, you will have to observe the 15-month wait-out period after he sold off his overseas property.
4) Your spouse can only be an occupier when buying an HDB flat because an HDB flat can only owned by SC or SPR.
There is no ABSD involved when an SC + FR buys a matrimonial home.
5) The BSD is tabulated by the market value of the property. There is no difference when buying a matrimonial home with an SC. The only difference is he can be a co-owner if he becomes a PR later. But noted that adding an owner is more than an administrative process.
6) It is known as part-share selling. This means you are selling your share to him, and BSD & legal fees will be incurred.
