Me & my wife bought a HDB Flat in 1976 and its fully paid up. Now we are planning to buy a Landed House but sure whether we need to sell our flat to buy a landed property. Also do we have to pay anything extra for the Stamp duty sir? For your advise please. TQ

Good afternoon Sir, In order to purchase a private property such as landed property, HDB owners have to fulfill the required minimum occupation period before they can go ahead with it. Since both of you purchased it in 1976, you are well eligible to purchase a landed. Additional buyer's stamp duty for a second residential property as a Singapore citizen will be 7%. But if you decide to sell off your HDB within 6 months from your landed completion, 7% ABSD will be refunded back to you. Evening, To purchase HDB unit in 1976, this would indicate that you are SC and you have fulfilled the MOP. Therefore you are eligible to purchase the landed property without selling your HDB unit. Dear sir, Should you be selling your existing HDB, you can check with your lawyer to assist in applying for remission of the Additional Buyer's Stamp Duty. It is important right now to check with the bankers on the eligibility of loan for buyers with the TDSR having affected plenty of buyers who cannot meet the criteria to get the loan amount they are seeking. 1) You do not need to sell your HDB in order to purchase private ppty, ie. Landed ppty 2) You need to do a bank in principal approval assuming you want to take up a bank loan.
