If yes, then do ensure that both of you have had your PR status for 3 years or more.

As per the information given, it is hard to ascertain what is your max budget for a resale HDB purchase, mainly because I am not sure of your max bank loan amount.

Do also take note that there are other fees involved for your resale HDB purchase, such as the the regular BSD, 5% ABSD (as both of you are PR), legal fees, misc fees, etc.

Hi, the best way for me to advise you will be to go apply for a HFE as long as both of you have attained PR status for at least 3 years. It shows you everything from loan amount to the budget you have to purchase a unit. Without your income, it is difficult for me to advise a loan amount.

Hi, both of you are parties involved in the agreement, and both of you are liable and responsible for the agreement. The one alternative solution i can think of is liaising with the landlord as well as your sibling to have a replacement tenant to take over your room and see if they are open to the idea.

Assume both have held SPR status for 3 year each. Based on the funds available, your purchase price should be approx $800k, assuming both of you can borrow 75% loan 600k no issue.

Price 800k (assuming no COV)

Stamp duties + legal fee 61.1k
Cash dp 5% 40k
Cash cpf dp 20% 160k
Agent success fee 1% + GST 8.72k

Covered by 270k cash + CPF OA

Max 75% bank loan 600k

So it will depend on your current incomes and how much loan you can borrow

Hi Randy,

Both of you will need to be SPR for at least 3 years before you are eligible to purchase a resale HDB. Given your existing funds that require to cover the minimum 25% downpayment, 5% ABSD and 3% BSD, and assuming that your income allows you to take up the balance 75% as loan, you should be able to look into something around the $800k range for the resale flat. It will be best to do a proper financial assessment though based on your income and age.
