Me and my wife are both 28, we have a fully paid up 3 room HDB

i am sole owner of HDB with her as occupier, we have finished the 5 year MOP, currently we are looking at a second property as investment <$1m to be purchased under her name.

Assuming loan and cpf amount to around 1m budget, what are the other costs we need to look out for, especially taxes, lawyer fees and such?

Hi,

Since she is just an occupier for the current hdb, she can purchase a private condo under her sole name as a 1st residential property owner, with no ABSD. Typical breakdown for $1m purchase as follows:

Cash 5% $50k
CPF OA 20% $200k
Max bank loan 75% $750k
Stamp duties and Legal fees approx $27.1k

For a $750k home loan, 1.4%pa, 30 years loan, monthly works to approx $2552. Assuming its a completed property.

For new launch project under construction, it follows progressive payment hence the monthly is significantly lower than that.

Its good to know your wife are able to purchase a private property without incurring any ABSD. For a $1 mil dollar unit, the following are the significant costs you need to look out for:

5% deposit: $50,000
Stamp Duty: $24,600 (for completed projects, need to come out with cash first 14 days after you exercise the option. If you intent to use CPF to pay for this, CPF board will refund the amount in cash upon completion)
Legal Fees: $2500 (estimated)

You are in a good position to purchase a 2nd property. Assuming that your loan and CPF amount is about 1 mil, you may purchase a property of slightly above 1 mil, depending on the cash savings you have on hand. A 3 bedroom unit will be within your budget and can be a great investment.

For the other costs, you may need to take into account the stamp duty which is slightly less than 3% and the legal fees which is about 2.3k.

Assuming your wife is a Singaporean and as it is her first property, there will be no Additional Buyer Stamp Duty (ABSD) which is great news!

For a property of $1M, there will be Buyer Stamp Duty (BSD) of $24,600.
Legal fees would be within $3000.
Assuming she takes the max financing of 75% loan, first 5% will be payable by cash ($50K).

For purchase of private property, there is NO commission payable to the agent. So it is very advisable for you to engage an agent to assist you with the whole process, and advise you on everything.
