Above selection is due to family and budget reasons. Will like to ask if theres any advice for us and if there is investment potential for a 2br in woodleigh

Either rental or capital gain.

If you are purchasing a private for rental purposes, good news! Rental market is so red hot and its at all time high at the moment. It might be a good time to get one. You can continue to stay with parents and build up your funds to get a bigger unit in 3 years time (SSD period).

Capital gain:
1) Due to the sheer size, you might not see exponential capital growth compared to bigger units.

2 beds 600 sqft x $100 psf increment = $60k
3 beds 900 sqft x $100 psf increment = $90k

2) You as second owner, you might not enjoy the same amount of profits compared to first owners.

You purchased at $1.2m while other first owners bought at $1m. When you want to sell, how much do you need to sell to earn profits?

But it seems like you guys are buying for own stay. Buy something be it HDB or private and will be suitable for your family planning with a few years in mind.

If you plan to have kids soon and both of you will still be working, its good to stay near parents so they can help out if required.

With the interest rate at the peak now, it will be great to buy something within budget as well. Need at least 1 year for interest rate to start to decline.

Ideally, you might want to buy an EC as it would be the most affordable condo. But, since you might be looking to move in early, a new EC may not suit your needs. It would seem to be premature to advise on investment until you understanding your needs better. Generally, most would buy first for homestay and then an investment property. However, there is no hard and fast rule that you need to approach the same as most others. Having said, your approach will set a different criteria for your buy.

Good morning,

Generally Woodleigh is relatively central, has got a number of popular schools within 1km, has good transport connectivity due to MRTs and proximity to PIE / CTE / KPE and is convenient with malls, supermarket and eateries nearby. Woodleigh mall is also slated to open soon with a bus interchange.

If you were to go with a 2 BR resale condo in the Woodleigh area, it may be good to plan ahead with an exit plan with the next 10 to 15 years in mind. If you guys are likely to plan for kids soon, it is good to plan with 3 or 4 member family configuration or be within 1km of the popular schools in this woodleigh/potong pasir vicinity as it helps with their enrolment. This is also helpful in the event of any future sale or rent.

For resale condos, a part of it also depends on which development and your eventual entry price, and how are the rentals performing. This will determine how you can plan for your exit as well to determine investment potential. May I know which development looks like your first choice?

For Woodleigh, it is still a relatively new town and in my opinion, there may still be upside in the future. This is because of the huge number of BTO units in the location. These pool of home owners are likely to enjoy a tidy sum of profit once their MOP is up and are likely to upgrade within the same location. Therefore the demand for units in the area should continue to be strong in the many years to come.

1) Without information on your budget and financial situation, it is difficult to provide useful information.
2) The potential of investment will depend on your expectation.
3) 2bdr resale condo in Woodleigh/Potong Pasir area will range from $1,3xx psf to $2,6xx psf dependent on the lease type and the years from TOP.
4) 3bdr resale DBSS in tpy/Bishan will range from $1M and above.
5) There are a few pointers to choosing a condo in the Woodleigh area are as follow:
(a) Those condos with full condo facilities fair better than those walk-up or boutique condos.
(b) Within 500m of the Woodleigh MRT has better returns compared to those further away.
(c) The newer condos will have a higher potential to grow.
