Good morning buyers,

the initial outlay will be as such:

1) 5% cash downpayment
2) 15% CPF OA or cash downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty as SPR
5) $3000 legal fees
6) $500 stamp duty for mortgage

Thus your cash outlay will be around 28% of purchase price.

1) 20% - 160k
2) 8% stamp duty - 64k
3) legal fee - 2.5k

Max bank loan 80%

It will be good to draw up a financial plan to better understand the amount of Cash and CPF you will require. The minimum cash amount you will need is 5% of the purchase price, the 15% or more can be covered by both you and your husband' CPF.
