Hi,

Are you referring to an under construction project or resale property? For both categories, a minimim 5% cash is required but the timeline slightly differs.

Typical breakdown as follows:
Cash 5%
Cpf 15%
Max bank loan 80%
Stamp duties and legal 3% approx.

Good morning buyer,

If you are purchasing a resale condo with a max 80% bank loan, you will issue 1% option money to obtain the OTP. After receiving it, you will sort out your loan and decide whether to exercise with a 4% to make up 5% option deposit.

Both of these will be in cash.

Then you will need to pay stamp duties in cash even though its payable by CPF OA funds. Just that CPF board might not have sufficient time to release the funds thus law firm will advise you to pay in cash first.

Lastly you will have to pay the 15% CPF or cash downpayment 2 weeks before completion.

Hi Sir/Mdm,

For the cash portion, you will need to prepare 5% of the purchased price. This 5% consist of 1% option fees and 4% exercise fees.

It will be good to check with a banker first before searching for a home. The banker will do an IPA for you to determine whether you will be eligible for 80% loan.

Stamp duty of slightly less than 3% is payable within 14 days from exercise. You can use CPF to pay and top up cash if CPF is not sufficient. The balance 15% can be paid 2 weeks before completion. The time line from exercise to completion is about 8-10 weeks.

The time frame will be as such:

1) Day 1 - give 1% option money
2) by Day 14 - exercise with 4% then it will kickstart completion period of 10 to 12 weeks
3) within 2 weeks from day 14 - pay stamp duties
4) 2 weeks before completion - settle 15% CPF or cash downpayment
