For the commission, 2%for seller is the industry standard rate although it is subject to negotiations. As for exclusive assignment, in today's age marketing activities are mostly done in digital platforms besides the agent's own internal contact. Especially in today's buyer market for HDB, there is less advantage in having multiple agents to market your property. I have experienced assignments on non exclusive basis and honestly speaking, there is only so much I can do to help the seller in selling their properties even if I place my best effort. Firstly, having multiple agents will create duplicate listings which might irritate buyers browsing the property portals. Secondly in terms of marketing strategy, every house needs to be marketed in a different way. Having only one agent to market your property allows that agent to have some sensing in terms of the marketability of your unit during the initial stage of the selling process. This allows your agent to device or amend the marketing and negotiation strategies used to ensure you maximise your return based on the current market situation. Having multiples agents make this process messy as viewers might be spread out to different agents and a sensing on the marketability of your property will be hard to capture. Thirdly, it is your duty to liase closely with agents marketing your unit to ensure your interest is protected. If multiple agents market your property, it would be very time consuming for you to liase with them individually and lacking of proper communication might result in those agents conducting activities that are not to your best interest. I have experience where agents market a selling price lower than what is requested or agreed with owners. Owners could not keep track of it as they are themselves confused with the number of agents serving them and duplicate listings of their properties found in various portals. Lastly, agents tend to pressure sellers to accept low offers in a non exclusive assignment as they would not want to be in a position to lose out the deal to other agents. I suggest you engage UP TO 2-3 agents to handle your sale. I believe this will add to the competition (to sell your property)

Agent Fee is negotiable (not necessarily 2%) but I suggest the fee be agreed upon, prior to any marketing activity.

The signing of the Exclusive Agreement is up to the seller to decide. It usually specifies agent fee, and the duration for marketing (as an exclusive agent)

You can also authorise agent(s) verbally (or via sms text) to market your property. The main factor is to agree on agent fee, duration, etc. Let the agents know that there will be total 3 agents (in our example) who will market your property.

Summarising, you can decide how the sale should take place, and on your terms
