Many ladman don't understand the term "Land-Title" & the term "Strata-Title". I strongly disagree with St Times 2day that Cluster Hse is cheaper by 10-20% compare to Landed property. The reason being C hse usually built 3.5sty + basement & it becomes 5-sty & cal. of C hse being strata-title is like condo base on built-up. For eg, C hse for 5-sty with floor area 1000sqft @S$550psf at D19 translate into 1000sqft x 5-sty = 5000sqft x S$550 = S$2.75M. However, a 2-Sty FH Land-Title landed property base on land area 4000sqft & buit-up 5000sqft @S$650psf is cal at 4000sqft x S$650psf = S$2.6M. So u c in term of area 4000sqft compare to per sty 1000sqft, which is bigger & more worth it. Not to 4get, those with big land area park more cars & do sub-divide, those with small land area always quarrel over parking issue when they hv more cars & cannot do sub-division.
