Hi,
1) In general lease term does not exceed 3 years for Malaysian and Singapore Citizen. 2 years for Non-Malaysian just revised on 18 Dec 2018.
2) For your case, since it is HDB,
a) a minimum period of 6 months is required by the authority.
b) Maximum up to 2 years for foreigner
c) Maximum occupier is 6 persons for any flat type
3) You are only allowed to rent out whole unit upon meeting MOP with at least one of owner is Singapore Citizen.
4) Before you commit to a tenancy agreement, beware to check on the Non-Citizen subletting Quota. You won't want unhappiness scene created upon agreeing to your tenant.
Of course, if all your tenants are Malaysian, then they are not subject to Quota
5) Market Commission rate:
a) 0.5 month for 1 year or below lease term.
b) 1 month for 2 years or below, but more than 1 year lease term
