Yew Mei Green and The Quintet are ECs, which means the initial purchase price was quite low. There are still appreciation potential, as it is close to Yew Tee MRT.
The prices of Palm Gardens are still quite good, but the only con is that it is not within comfortable walking distance to CCK MRT. If you and your family are able to get to places with direct buses, then Palm Gardens is quite a good choice.
Northvale is very very near to CCK MRT and there is still potential growth in this area because of its accessibility.
All your shortlisted condos are great for own stay because they have full facilities and reasonable proximity to transport and amenities. The major consideration for you should be accessibility for your family members, and the purchase price which you buy (because it will determine how much profit you can expect to gain in the future).
