Looking at at $1.8m condo.
Total household income of $17,000 (age 40& 43)
Fully paid 5rm hdb value $600k
No outstanding loan.
Am I able to afford a $1.8m condo? Pls advice.

Hi,

May I know the amount of cash+CPF OA you are planning with? Because downpayment wise, it is also part of the equation. And if you plan to keep the HDB and purchase the condo as a 2nd property, 17% ABSD will also apply for singaporean 2nd residential property, with CPF OA usage restrictions as well.

Based purely on your gross household income, no other loan obligations, your indicative max loan should go up to $1.71mil based on 22 year loan tenure.

So the numbers we need to look at will be the down payment available and whether to buy as 2nd or to sell off the current hdb. Definitely, selling the current HDB to fund the condo purchase will make things easier.

Hi Sir/Mdm,

Based on the information that you have provided, you will be able to secure the max 75% of the loan (1.35mil) for a 1.8 mil property. In fact, the max loan amount that you are eligible for is in the range of 1.7x mil.

Since you also have a fully paid up 5 room HDB, financially it is not a problem. A loan of 1.35 mil will incur a monthly repayment of about 6k, if it is within your comfortable budget, then I think you can go ahead.

In terms of upgrading, besides the finances, you should also take into consideration the timeline planning so that you are able to transit smoothly from your current HDB to a condo smoothly and seamlessly without the need for an interim housing solution.

If you're looking to sell your 5RM flat and upgrade to a condo, based on the limited figures given, it is very much possible.

If you're looking to purchase a second property, I am not able to determine your affordability as you did not mention your current available Cash and CPF. Do take note that ABSD of 17% (if both are Singaporeans) is payable on top of the minimum 25% downpayment and the approx 4% BSD.
