Just want to ask if my spouse CPF account only have 15K, but we have 100K on hand, can we buy a 550-600K condo? Both of us are PR , but less than 3years, so cannot buy HDB , am i right ? If my spouse PR is already 3 years, and we buy HDB ?

Good afternoon Ivy,

Both of you must be SPR for at least 3 years before you are eligible to purchase a resale HDB.

I am afraid to let you know that your current finances on hand might not be enough to purchase a property worth up to $600k.

As SPR, you will need to prepare at least 28% of the purchase price as initial outlay.

1) 20% downpayment
2) estimated 3% buyer's stamp duty
3) 5% additional buyer's stamp duty
4) $3k legal fees
5) valuation fees etc

Hi,

Each of the SPR couple must be PR for at least 3 years before they can purchase resale HDB. For your condo option, your total stamp duties will be approx 8% of purchase price, in addition to the 20% downpayment, hence you may want to reevaluate your options. Thanks and hope to assist further.

For purchase of resale HDB unit, both SPR buyers must fulfill the 3 years holding period. However, for condo, such restriction does not apply. As for the financial aspect, you do have enough for down payment but might be slightly short for ABSD payment. We will also need to understand how much mortgage loan is eligible for you before I can provide you with a detailed financial planning.
