Just to ask if a PR/foreigner couple is currently renting a unit at about $3k per month.
They are searching to purchase a 2-bedroom unit but they have ABSD concern.

What is the best advice for them?

Hi,

You can choose to buy under the SPR name only, the ABSD will be relatively less costly at 5% versus foreigner first purchase at 60% . After purchase, concurrently apply for SPR for the foreigner spouse as it takes time to apply successfully. So once its approved, you can then add the spouse into the ownership.

What is the extent of ABSD concern? A PR/Foreigner couple can only purchase non-landed private residential property. If you are looking to combine names as joint owners for this purchase, the higher of the ABSD tier will apply at 60%, however, if owner is only the PR, the ABSD rate will be reduced to 5% instead. The setback for sole ownership will be that loan assessment will only be based on the PR's income and age. Without knowing your numbers behind, we are unable to provide any practical advise.
