I've around 70k in my CPF and would like to look for a 2 or 3 rm flat. The problem is i don't have cash. Am able to pay the agent fees but is it true that i still need to top up cash even if i purchase at the valuation or below valuation price?

Hi Jasther,

There is some truth that you still need to top up cash.

E.g.
4rm flat selling at Valuation Price of $360k
$1 to $1000 Option Money (Cash but negotiable)
$1 to $4000 Exercise Option Money (Cash but negotiable)
Purchase of Valuation Report = $180 (Cash)
Submission to HDB = $80 (Cash)
Taking 90% HDB loan (HLE subject to HDB approval)
10% payable by CPF = $36000
Stamp Duty approx $5400 (CPF)
Miscellaneous $1000 CPF
Agent Fees 1% +gst (CASH)

Hi Jasther,

May I know whether are you a Singaporean or a PR?

If you are getting HDB Loan, then the CASH outlay can be minimum but also depend on the area you are looking at and the Loan amount that you can borrow from HDB.

Hi Jasther,

Yes, cash is required, minimium $1K and maximum is $5K during OTP and exercise. Considering you buying HDB, and buying at value or below value, at least $1K is a must for cash, also depending if seller agrees to minimum amount during OTP and exercise.
