You generally must pay Buyer's Stamp Duty (BSD) in cash first, then apply to the CPF Board for reimbursement after the sale completes. Direct CPF payment without cash upfront is usually for new properties (BTO/new launch condos).

Hi,

1) You have to find a lawyer that willing to do this for you before you start sourcing for your condo.
2) There is only 14 days to pay the BSD once you exercise the OTP.
3) Therefore, if you only source for a lawyer after offering for the OTP. The lawyer will not have enough time to write to the CPF to disperse the fund on time.
4) The CPF will need at least 14 working days to arrange for fund to be disperse.
5) Not all lawyer willing to write to the CPF without confirming the bank willing to provide a home loan.
6) Not all lawyers in Singapore are on all the bank's board.
7) It is advisable to find a lawyer first, and check whether he is able to work with the bank that you are getting loan from.

Short answer: No. You cannot pay the Buyer’s Stamp Duty (BSD) directly from your CPF Ordinary Account at the point of purchase for a resale condo.

Here’s how it works in practice:
• BSD must be paid in cash upfront at the Inland Revenue Authority of Singapore when you exercise the Option to Purchase.
• After that, you can submit a CPF withdrawal request to reimburse your CPF OA for the amount you paid in cash (up to CPF withdrawal limits). This reimbursement happens after the purchase.
• There’s no official mechanism to skip the cash payment and have BSD automatically deducted from CPF OA on the spot.

As a general guideline for resale private condos, Buyer’s Stamp Duty (BSD) is typically required to be paid upfront in cash.

However, you could secure a lawyer before you even start sourcing for the property, as BSD must be paid within 14 days of exercising the OTP, and CPF usually requires at least 14 working days to arrange fund disbursement. If a lawyer is only appointed after the OTP is exercised, there is usually insufficient time to coordinate CPF release.

Additionally, not all lawyers are willing to write to CPF without first confirming that the bank has approved the home loan, and not all law firms are on every bank’s legal panel.

Hence, it is strongly advisable to plan in advance and appoint a suitable lawyer early to ensure that they are able to work with the intended financing bank, if you wish to explore using CPF OA directly for BSD.
