Is there a reason why The Eden@Tampines seems to be equivalent/slighlty more expensive compared to Estella Gardens? Since Eden is EC and 99yrs-lease, one would expect Estella Gardens' price to be significantly higher by at least SGD 100k. But this seems not to be the case.

Which devpt will be more valuable in the next 5 years (be in for own stay or investment): Eden or Estella?

Dear buyer, based on propertyguru's record, Estella Garden's average psf transacted is $724 while Eden@Tampines is $685.

In terms of location, Eden@Tampines is definitely better with its proximity to Tampines Mart where food, groceries, schools and transport is easily accessible.

Both developments have their own advantages in terms of value which will very much depends on your investment portfolio.
