Is Marine Parade hdb 5 room a good buy or goodbye?

I’m Daniel Tan from Huttons.
I believe that every location has got it own potential. Marine Parade estate as a whole is one of the more sought after estate.
If you are planning to buy a unit at Marine Parade, it will really depend on your needs and expectations to gauge whether it is a good buy.
Based on recent news and press release from LTA, I would say that Marine Parade area should have good further potential due to the recently announced Thomson-East Coast Line.

Evening Mr. Loi,
There are only 17 point blocks available within Marine Parade estate. Units are rare and they are easily more than 35 years old. As the unit age further, buyers might not be able to utilize full CPF OA for mortgage repayment. However, given it's good location, there are still a lot of buyers hunting for such units. Therefore, depending on your perspective on the purchase, it might or might not be your piece of cake.

Dear Ah Loi,
Am unsure how true this is, but I have hear via grapevines that district 15, where Marine Parade is part of it, will be developed into full private residential properties. We will only find out in due course how this is done. Given the excellent location and the low supply of HDB flats in the area, these units will be precious, even though they are of certain age, just like HDB in Queenstown and Tiong Bahru still going strong despite their age.
