How long in the future are you looking at for the appreciation of value to take place? If you monitor the price trend closely, with new projects prices launching climbing higher and higher, there will definitely be buyers who have been outpriced and can only consider resale projects where the demand will also result in an increasing price trend for the resale market. This phenomenon will result in price appreciation even for older projects, however, if the timeline you are considering is the short to mid term, this appreciation can be quite unlikely or insignificant.
If price appreciation is a concern, then you may wish to relook into your options as well as price point of purchase to projects which are projected to appreciate within the shorter term instead.
