I think you should be able to upgrade to 2/3 bedroom private condo. With cash in hand of $250k and still got sale proceeds coming back from the sale of your HDB EA, you are in a strong financial position.

But before that, need to do a thorough financial calculation to ascertain your estimated sale proceeds from the sale of your HDB EA.
