Hi Sebastian,

Even in this present market, getting a flat with zero COV is tough. As one agent put it, it depends on luck.

However, if you are willing to stretch a bit to $5k - $10k, you will have more choices. But of course at the expense of location, condition and level of the flat.

It will depends. Recently I just help me buyer to secure a unit at Jurong west for only $2K cov and one unit at Marsiling at Valuation only. So it all boils down to the condition of the unit and other factors.
