Is it hard to sell 2nd floor condo?

In typical scenario, most buyers will prefer higher floor units, however, I have come across buyers in my past 14 years in this business where they are afraid of heights, therefore units on level 2 or 3 will fit them perfectly.
In addition, project launch price for units on lower floor are usually lower, therefore creating some buffer for future resale where price can be also lower than the higher floor units in the resale market.
That said, it all boils down to the supply and demand, where if there is only 1 available unit for sale that suits the buyer who only intends to buy this project within the time frame, this buyer will still be willing to pay a premium.
I have sold and rented a fair bit of units below #4 in my career so far and most importantly for buyers will be consideration of facing as well as noise level. For units facing pool, it will be pointless to be on a high floor since we cannot see the pool unless we stick our heads out of the apartment. Similarly, for estates like Telok Kurau and Kovan locale with plot ratio of 1.4, the highest floor in the project is only level 5.
