Hi Mr. Tan,

If you are looking for the smaller 1/2 bedder units, typically buying during launch is cheaper, as typically such units are limited in the project and vicinity and there's also early bird discounts. You can also choose the stacks you like. If its the bigger sized units you are eyeing, you might still have some time.
May I know which project are you looking at?

Hi Rum,

There is no definite, as different developers do things differently for different projects.

If a project sells well, and all units are snapped up before TOP, then chances of you getting a unit via sub-sale of resale is low, and you most probably have to pay a premium over what the first buyer paid the developer.

If the project has a lot of balance units left after it TOP, you may be able to find yourself a bargain from there. A good example would be Capitaland's projects d'Leedon and Interlace. Should you buy such a unit from Capitaland today, you are actually buying at a lower price than your neighbours staying at a lower floor than you.

Usually purchasing within launch will be cheaper than after TOP. But market conditions start to change recently.

If you have noticed that, there's a oversupply of new units in the market this year.

So for developments that will be hit by ASBD or QC, the developers will start to give out huge discounts to clear their stocks.

Perhaps you can share more with me about your purchase requirements/ preference etc so I will be in a better position to advise you what are your available options.

Dear buyer,

If you are only comparing prices for 1 project, there is no doubt that prices purchased from developer will be at the lowest possible (barring any fire sale from private owner after securing the unit from developer which is pretty rare).

If we are looking at an estate or even an entire district, comparing different projects, then the comparison could be trickier.

All in all, alot will be subjective to why are you looking in purchasing a unit, and why are you even considering a unit in the project over the so many other available projects and units.

It really depends on the property cycle.

In a bull market, buying from developers during launch will be cheaper.

However, in a subdued market, like right now, there is no guarantee that buying at launch will be cheapest.

By right and normally, bought during new launch will be cheaper. But there might be time when buying later can be cheaper also. Really have to depend on which project that you are buying, from which developer and what sizes are you looking at.

Buying new launch will be good if the location is central and have high demand by buyer.

Presently, will be wiser to buy resale unit due to the pricing represent the market status (buyer market). Whereby new launch can never able to sell at lower price due to the present land price and material costs.
