Is it advisable to purchase an executive mansionate? Im 31 years old with a bto flat reaching 5 years and planning to move to an affordable place with more space as i have 2 kids now.

Hi,

EM is typically 20+ years and hdb no longer build such spacious EA or EM units so it could be limited in supply in the future. If its mainly for the family needs it might be worth considering. Do note that EA or EM typically costs 600-700k in a mature estate.

Good morning upgrader,

It will be advisable to do up a detailed financial plan to see what are your options (bigger resale HDB, EC or private property) then we work things out from there.

HDB stopped building EM for quite awhile, nowdays they should be around 30 years old thereabout. Even though they are considered rare but as you know as property ages, the value declines. Especially when if you intend to sell close to 40 years old, buyer will have difficulty obtaining maximum loan and usage of CPF OA funds when balance lease is less than 60 years. Moreever, due to its size, you need to spend a substantial amount on renovation.

Will you be keen to consider a 4 or 5 bedrooms executive condo? No resale levy, ready to move in, minimum renovation needed.

If not, perhaps you can share more with me so I can explore more options for you.

Hi Sean,

Most often than not, when opinion is asked for certain plans for housing, the only way we are able to come in with our opinions is basing it purely on the dollars and cents with existing market trend. What we are unable to touch on will be those intangible values which may matter alot to a consumer like yourself, planning for a bigger family, a better lifestyle over the next 1 to 2 decades, and this will be home as your family grows.

I will usually tell my clients, as long as the move is within affordability and you have already identified the key aspects of setting up your home for the next 10years onwards, with convenience, school, transportation, vicinity to amenities, near parents and etc, go for it, for happiness and comfort of the family cannot be purely measured in dollars and cents.

Executive flats are considered "limited edition" flats as they are no longer being built. They are spacious and functional and therefore favored by buyers like you who desire family space.

I personally feel that they are good investments in the long run as the demand for these unique types of flat will remain strong. In fact, a large pool of executive buyers are downgraders from private property. This explains the premium pricing that these flats usually carry.
