Is EC still worth to buy? Looking at high entry price at 1200 to 1300 PSF for upcoming North Gaia & Tengah. Do you think it is still room to grow ? As with this price , can get resale condo which is below 10 years old & near MRT at north & west too.

In general, market prices for real estate will definitely grow over a period of time, therefore it is a matter of when you enter the market which allows how much growth you get to enjoy. For brand new ECs entry now, you need to consider the fact that it takes at least the next 8 years before you can liquidate the asset to enjoy the returns, due to the 5 years MOP as well as the estimated construction period of 3 years. Market forces and dynamics will have likely changed significantly over this 8 years period, and while it is likely to experience growth after 8 years, what are your available options then after liquidating the asset by then will be a key matter of concern.

Unlike ECs, brand new private condo enjoys more flexibility when it comes to liquidation, where if you have made enough from the sale to cover the Seller's Stamp Duty within the 3 years holding period, nothing will stop you from selling and moving on to the next project.

Nevertheless, market fundamentals will still be key consideration when entering the market. In my opinion, it is still worthwhile to take a look at new EC because at $1,200 plus PSF, this is the lowest entry price to enter a new private property. Land price will continue to go higher with inflation, pushing the PSF price of private condos even higher in my opinion.

Yes you are right that there are options for older resale condos that are within the same quantum and therefore it depends on your intentions and objectives. There had been a shift in buying patterns among buyers as they prefer to purchase new projects because of the better facilities. If you do not mind older developments, they can be an option as well.

1) Your opinion is no different from many buyers in the market. In fact, this opinion had never changed since the beginning of the buy and sell of property.
2) There are always other options if you have sufficient funds.
3) There are pros and cons of new and old development.
4) You have to ask yourself what do you intend to achieve from the purchase.
5) The achievement is not limited to ease of access to schools, public transport, amenities, but also financially at the end of the day.
6) There are people buying just to prove to others, while some are just to enjoy easy access to facilities within the development, and also just to have a roof over their heads. So you have to decide carefully what is your priority to make a wise decision.
7) Note that according to statistics that one person usually only maximum of 3 property purchases in their entire lifetime. Therefore it is best to consider carefully before jumping to your conclusion.
8) Lastly, the price of a property in Singapore had never failed to move upwards other than the few hiccups of worldwide events.
9) The govt had carefully curbed the growth of property by implementing endless cooling measures to ensure the price can only inch up but never surge.
10) From the current successful land bidding price, it is no doubt the future selling price can only move upwards.
