It's based on your needs/ wants. Whether does it suits you in terms of location, finishing and most importantly PRICING.

I went to the preview with my buyer the week before, the estimated indicative is $2500 +/- psf. Estimated maintenance is from $600 for 2 beds onwards.

I bet all these will contribute to your decision to go for amber 45.

This was one of the projects that we viewed that weekends. Ended up my buyer is considering for a freehold project in RCR with a lower psf and huge growth potential.

If you are only looking for newer condos in the Marine Parade / Amber Rd area, you may want to compare Amber 45 with newly-TOP projects like Amber Skye, Marine Blue and others.

I can help you to come to a decision, but together, we must do research by legwork (ie viewing properties).

Generall, the current market consensus is that newer condos – not just new launches – have greater life-style appeal, and will resonate better with future buyers while enjoying a fresher lease (in the case of leasehold properties).

Nevertheless, freehold properties are now increasingly sought-after, while older leasehold properties increasingly have enbloc redevelopment potential in land-constrained Singapore.

However, it is advisable to focus on a subset of such condos that are in choice locations – specifically, selective geographic localities that are / will be positively impacted by the government’s ongoing development plans, whether economic, recreational or transportation-related. The next Master Plan is also coming out soon.

Hi,
Generally, newly launched projects command a higher price as compared to resale ones. Since you're looking for freehold properties, about 5 to 10 year-old condo will be better value for your money.
In fact, they are also bigger and more practical for own stay. You just have a spend a bit to renovate and it will look as good as new.
Currently, I have one 3-bedder unit at The Esta for sale.
Let me know if you would like to view it as owner is very motivated and prepared to let go below bank's valuation.
