Hi, in regards to what you mention, the interpretation of High floor differs from every person. For example a 10th floor is consider high floor in a 13 storey building. In your case of 29 storeys, a 19 floor is right between the borderline of mid and high floor, so it will depend on individual perspective on it. What is most important is you like the height it is situated at as well as the view it is offering.

If you are currently planning to go on a property journey selling/buying/renting/investing, I can be of assistance. Do feel free to reach out to me for more queries and assistance.

Hi,

This can be considered mid to high floor range, but it is also a bit subjective as each buyer can have their own take on it. It may or may not really affect buying price as some floor levels are more favored than others as buyers have some favourite numbers, especially if the views offered are similar.

May I know if you are looking to sell your unit soon? I have successfully sold at a higher price for an unit at a lower floor than its higher floor neighbour. I am contactable at 97432395  for further discussion.

Hope the above clarifies. May I have more info and requirements about your plans so as to make better recommendations? Thanks and look forward to value-add to your housing plans.

-- HDB Toa Payoh 5-RM Sellers of Million-Dollar HDB, Mr. & Mrs Leong

We were fortunate to have met Ivan Ng. He was thorough in going through what the complicated home-selling process required of us and more so in understanding what we would like to achieve from the sale of our unit. His responsiveness and assurance, was a trait that we really appreciate. We managed to secure a sale that exceeded our expectation with Ivan’s advises. The offered price for our unit was a record set for the flats in the neighborhood. This was definitely supported by the fact that Ivan’s listing of our unit was detailed and stood out from other listings. Because of this, we also engaged Ivan's service to help us search and buy our new resale home. After some searches and viewings, we managed to secure one at a reasonable price with his help. With Ivan’s cheery and positive demeanour, selling our unit to procuring a new one, was a smooth journey for us. It was a pleasure to have worked with him.

-- HDB Choa Chu Kang BTO 4-RM Sellers, 5-RM Purchasers, Zima & Faizal --

Ivan was prompt in replying to my endless queries & concerns. He was very attentive to details and he knows my exact 'taste' during the process of house hunting. I would say that my requirement in getting a flat is quite high because i was looking for a flat located near my parent's as well as the MRT station. It impressed me that he could read my mind well which makes the whole transaction alot easier. I also love the fact that he is calm, not pushy & always ensuring me that there are still sufficient time to look out for other available houses. We are so thankful beyond words for his understanding and patience thoroughout the whole process. We managed to sell our BTO with extension & secure a 5 room flat without COV, located near my parent's and a 3 to 5 mins walk to the MRT station. Read More

You're absolutely right! There's no universally agreed-upon definition of a "high floor" in Singapore. Here's a breakdown of the different perspectives and how property agents might approach it:

Understanding "High Floor":

Subjectivity: The perception of a high floor can be subjective and depend on individual preferences. Some prioritize unobstructed views, while others might prefer a quieter environment away from the street noise (which might be less of a concern on higher floors).

Agent's Approach: Property agents often use a combination of factors to describe floor level:

Proportion of Total Floors: Your observation about the two-thirds mark (19 out of 29 floors being less than two-thirds) is a common guideline some agents might use.
Specific Considerations: They might also consider the building's location (e.g., near a park offering a view even from lower floors) or amenities offered on higher floors (e.g., sky garden).
Marketing Strategy: Sometimes, agents might use "high floor" strategically to emphasize a unit's potential selling points, such as a view or privacy.
Additional Factors:

Views: Units on higher floors generally offer more unobstructed views, adding to their appeal and potentially justifying a "high floor" description.
Amenities: If the building has unique amenities concentrated on higher floors (e.g., swimming pool, rooftop lounge), it could influence the "high floor" label.
In your specific case:

19th floor out of 29: While not technically the topmost floors, the 19th floor still offers a significant portion of the building's height and could be considered a "high floor" by some agents, especially if it offers good views or avoids street noise.
Context Matters: The specific location, surrounding environment, and any unique features of the building would also play a role in how an agent describes the floor level.
Here's what you can do:

Direct Inquiry: If you're unsure about a specific unit's floor level description, ask the agent directly. They can explain their reasoning based on the property's features and market trends.
Focus on Your Needs: Ultimately, what matters most is whether the floor level meets your personal needs and preferences. Consider factors like the view, noise level, and proximity to amenities.
By understanding the different perspectives and how agents might approach floor level descriptions, you can make an informed decision when evaluating properties in Singapore. Read More

The question is, how does it affect you, as an owner or buyer/tenant about this classification? A high floor unit may not necessarily means higher selling price. If you are selling to a buyer who is afraid of heights, he or she will definitely not even be considering paying a single cent for this unit. A ground floor lover will very likely pay the premium to locate for a unit on the ground floor as well. We do not determine if the unit is high, mid or low floor but just to give a generic guide when answering.
