In this day and age is it possible to buy a Freehold modern Semi-D in Dist 15 with a nice garden and a small private pool for around $3mil? Prefer it to be around keris, siglap, frankel, St Patrick's, East Coast Road, Amber, Mountbatten area. No Telok Kerau, Joo chiat or run down areas please... Is it possible? Or should I wait for property prices to go down 1st... cos it seems to be heading that way...? Thanks in advance!

Hi,

Based on transactions around the region at the moment, i would say its not possible now.

As you mentioned, you can choose to wait and maybe if you are lucky, effects of down turn from the states might spill over and cause a second recession. But if/when that happens, piece of advice would be to act fast.

The property cycle Singapore had during the 08 recession only lasted 3-6 months. If condo prices have been resilient for the past year, you can expect landed to be even much so. If developers can get that landed at a good price, i am sure they will be first to get their hands on it.
