In the corrent market, some say " the gems are in the resale, you need to look" whereas some say "developers have the muscle to give discount and good prices". Which would you look for a good deal, resale or new launch?

Both resale and new launch have their pros.

Resale units
You are able to have a feel of the actual unit before making a decision. (Layout, facing, design, etc).

New project
You are purchasing a future unit at current price. Therefore when inflation is subjected; the new project purchased today, will be a gem 3 years down the road.

Hi,

Just sharing my humble opinion, I might be wrong. I think the most important thing is what are your crucial requirements and objectives? With developer sales, discounts are limited as most developers have strong balance sheets, and current market dynamics will not hold forever. They do have holding power. Presently, the units with decent discounts are mainly those that have to meet QC requirements, mainly the higher-end core centre region projects which have or are close to TOP, as developers have to dispose them within 2 years of TOP.

With resale market, the sellers may be more flexible. Generally, they will need some refurnishing since it has been occupied for a certain period, but like what you mentioned, gems could be spotted. May I know if you need more details of under-value buys? Thanks and hope to hear from you soon!

Dear sir/madam,

A good deal will be a deal which allows you to enjoy the benefits of purchase instead of purchasing because of features. Features like expensive fittings, renowned architecture means nothing to a buyer if there is no benefits attached to the features. Benefits differ from buyer to buyer therefore look at what your objectives are in the purchase and work accordingly to it. Last but not least will definitely be affordability.
