If it is purchasing for own stay, I always say that it is never too early to purchase but will be too late. You are right that with the recent slew of measures being introduced, we will be expecting some effects, but how the effects will turn out, we definitely do not have slightest of idea. You are in a good state now simply because you do not need to make a decision now having a few more months to your MOP to meet, therefore even if you see a fire sale unit selling $1m below valuation, you can only watch this unit being sold to others.
Take this few months out to monitor the market. I will be surprised to be honest if buyers go into the market to buy if prices drops significantly as I will fear that it will continue to fall further and I have no security over the asset which I buy.
Perhaps you should enjoy the upcoming festive period first and think about this about 1 month before your MOP?
