I'm still deciding if I should buy an EC or Private condo, been to many showflats of both and surprisingly the price gap between this 2 is not much. Can anyone tell me what are the other benefits of EC?

Hi,

For ECs, if you are a 1st-timer, you do enjoy up to 30K grants. Even though the EC or Pte price gap is not too big, there is still a difference and that is still benefits in terms of reduced upfront costs.

Other than the above 2 points, there really isn't other significant benefits for EC over Pte. For ECs, you can only sell after staying there for 5 years, and only to SC/PRs. But for Pte you can sell after 4 years (from booking) to all, even foreigners, and usually Pte provides better unit finishes. Location-wise, some Pte condos are also relatively nearer to amenities/MRT vs ECs.

Dear sir/madam,

In general, the only difference between these 2 types of projects when purchased during launch is the entry restrictions or benefits. While ECs provides grant to 1st timers up to $30,000, there are some private developers who may sweeten the deal in providing stamp duty rebates or furnsihing vouchers. While brand new ECs are only opened to Singaporeans, it definitely makes the competition less keen therefore may result in more units available for selection than a private condo during launch especially when prices are attractive. The real difference to me lies with the exit strategy. If you are looking only at short term ownership, it is advisable to look at private projects where you can sell at any point of time (subjected to stamp duty if sold under 4years) and your buyer pool will definitely be bigger given that foreigners are also eligible, while ECs only allow you to sell 5years later to Singaporeans or SPRs. In a mid to long term perspective however, EC makes a more decent choice as it would have privatised after 10years and can be sold to foreigners too. Given that the launch price is lower than that of a private property, it will be easier to sell if we are looking at the same amount of profit from the sale in comparison to the private project since it is priced lower to reach out to more prospective buyers.

Having said that, different projects will have their unique selling points to benefit differently for individuals thus, still need to break down into the benefits before deciding.

Hi, if your budget allows, it is recommended that you go for a private property instead of an EC. One of the main reasons would be when it comes to selling off whether be it due to financial constraints or for capital appreciation, you could dispose off your private property after 4 years where you need not pay any more Seller Stamp Duty as compare to an EC which could only be sold after 5 years (MOP). And to add on, you can't sell the EC unit to any foreigner yet and it has to be only 10 years later. (Privatised). I would be most glad to assist you further or to bring our discussion further.
