i'm single coming to 35yo this Dec earning more than 6K. Currently staying at my mum's TPY flat. Interested in purchasing TPY hdb resale flat either 3 or 4 room next year with a cap of 500K.

Looking through the hdb website I understand I am not eligible for any hdb loan or grant. Regarding the proximity grant, is it only applicable to married couple?

Most of the flats in TPY are less than 60Y lease which means the bank loan limit will be around 60% of resale price. With the 500K cap, can you advise what will be the upfront cash/cpf required?

Afternoon,

If you are getting unit that have less than 60 years of lease, you wil also be limited with the amount of CPF fund that you can utilize. And with 60% loan, you cash outlay will be higher. Without knowing how much CPF you have at hand, it's not possible to estimate in the amount of cash required.

Hi,

For PHG for singles, you need to purchase and add your parents name into the application to qualify, which means they have to sell their current hdb. I believe this is not part of your plans.

Most 3-rm units in TPY are 40 years and older hence both your cpf and bank loan amount that can be utilized won't be full. If you really need to be in toa payoh and get a newer resale flat would suggest getting a 4-rm unit instead but the budget might need to up to 600k. I'm working with a buyer looking at TPY flats and also marketing one unit at 79e tpy central hence your dilemma is what my clients are facing as well.
