I'm Singaporean, over 35 and single (divorced without children) and I'm currently living overseas. I do not have property overseas or in sg under my name and I'm intending to buy a resale as I'm planning to move back to sg in a few years.
Am I allowed to buy a resale?
And if yes, can I get my parents to help with paperwork since I'm overseas?

You are allowed to purchase, however, during this period of time, you will be unable to rent out or have the minimum occupation fulfillment counted since you are overseas. You may appoint your 1 of your parents as your Power of Attorney to assist you with the purchase of the HDB.

Importantly, if you require financing for the purchase, you will be required to apply for home loan and to be eligible for a home loan, you will need to have your income assessed. Foreign income may have difficulties in securing a home loan here in Singapore, but if you require, we can arrange for a banker to speak to you for the home loan considerations. Hope this helps!

Good morning,

you are eligible to purchase a resale HDB under single singapore citizen scheme with your parents as power of attorney (POA) to sign off any legal documents.

Perhaps you can apply for HFE first so you can gauge how much loan you are eligible based on your overseas income.

Lastly do be reminded that you are not eligible to rent out whole unit while you are overseas. Duration of your absence will not count towards the MOP.

Hi,

Yes its possible. You need to appoint one of your parent to be the Power of Attorney so they can sign documents on your behalf. You should also apply your HFE letter so most of the online purchase application is already online and needs to be done at the HDB Flat Portal.

Hi,

1) You are eligible to buy an HDB resale flat of any type.

2) To start with the purchasing process, you have to apply for the HFE:
https://www.hdb.gov.sg/residential/buying-a-flat/understanding-your-eligibility-and-housing-loan-options/application-for-an-hdb-flat-eligibility-hfe-letter

3) You must have a Singpass for the application. You may apply for one if you are having it:
https://www.singpass.gov.sg/home/ui/register/instructions

4) The HFE will advise you on the amount of grants you are eligible for, as well as the HDB loan amount.
5) If you have utilized the HDB loan before, do note that 50% of the cash proceeds from the last sales have to be paid for this purchase.
6) If you intend to use the bank loan for any reason, do note that you have to prepare a 25% downpayment of which 5% must be in cash for the purchase.
7) You have to make the loan selection during the application of HFE.
8) You may get your parents' assistance on the paperwork by appointing your power of attorney (POA).
9) You have to get a lawyer to draft the POA and get your parents to sign in front of the notary public. Some law firms offer such a service.
10) Your parents will act on your behalf on the exercising of the OTP, and signing the Agreement of Lease at the completion.
11) You may do all the payments and document endorsement remotely using the HDB portal.
