Good day. May I know what is your resident status in Singapore? If you are SPR (Permanent Resident) then you are not qualify for resale flat. If you are SC (Singapore Citizen), you MUST 35 years old and above under Non-Citizen Spouse Scheme. Typo error! It should be 21 yrs old and above.

Details as follow;
If you are 21 years old or above (LTVP)
Your spouse must have a Long Term Visit Pass or Work Pass. The pass must be valid for at least 6 months and valid at the time you submit your application to buy a resale flat.
If you are 35 years old or above
Your spouse must have a Visit Pass or Work Pass. The pass can have a validity period of less than 6 months. However, it must be valid at the time you submit your application to buy a resale flat.
Note: If the Visit Pass or Work Pass expires during the transaction to buy a resale flat, it must be renewed and valid by the time of your resale flat purchase completion date. Read More

Good morning,

If you are SC above age of 21, you can purchase resale HDB unit. In the event that you are looking at HDB loan, you will be eligible for single grant if your income is less than S$6k. Otherwise, you can obtain mortgage loan from bank accordingly.

Hi.

There are 2 basic requirement to buy a HDB resale:
(1) 1x Singapore Citizen (SC)
(2) 2x Singapore Permanent Resident (SPR)

(1) As a SC, you must be at least 35 years old. No income ceiling restriction unless taking HDB loan or grant. You have to dispose your private property if you own any.

(2) 2x SPR must hold the status for at least 3 years before eligible to buy resale HDB.

If you are SC, your wife is foreigner, you may buy under Non-citizen scheme, where your wife will be listed in the lease document as occupier. Her passes must has at least 6 months of validity during 1st appointment and 2nd appointment (completion)

Since you are over 21 yrs old and your wife is holding a ltvp. You are eligible for resale HDB under Non-Citizen spouse scheme, the only requirement is your wife can only listed as occupier.

Please also note that any property declared by your wife are subject to ABSD.
