I'm looking to purchase a resale HDB 5rm flat (no loan needed), but I'm holding on to a HDB 3rm flat (MOP met) at the moment . Do I need to sell 3rm flat first in order to proceed with the 5rm flat purchase? or I can proceed with the purchase and at the same time sell the 3rm flat?
What is the MOP for resale flat if there is no HDB grant or loan?

Please advise. Thank you

Hi,

You can do both the sale & purchase concurrently and utilize the enhanced contra facility if there is no bank loan involved. This will allow the sale proceeds to seamlessly move to fund the purchase, and both completions can possibly be on the same date. We can also seek extension from the buyer of your 3-room so that you have sufficient time to renovate the 5-room and only need to move once.

Alternatively, if your existing cash+CPF OA is sufficient to cover the purchase price and stamp duties of the 5-room, you can also do the purchase completion first and take over the flat first to do the renovation. You will have to sell the existing 3-room within 6 months after resale completion of the 5-room unit.

Oh, and to add on, for resale HDB purchase without any grant and loan, the MOP of 5 years will still apply and you can only purchase next residential property or sell after 5 years MOP are fulfilled. Thanks and look forward to hear from you! Read More

Dear sir/mdm,

You have mentioned that no loan is required for the upgrade to 5 room flat, may i know if you will require the funds (including CPF funds) for the sale of your current 3 room flat in order to purchase the 5 room flat or are you able to complete the purchase transaction using existing funds without loan? If you do require the funds from your sale to finance the purchase, then it is advisable to do it on a concurrent basis, where we can time both the sale and purchase at around the same time. If you are able to finance the purchase first without selling, I will recommend to do the purchasing part first, move in and then you sell the 3 room flat within 6 months from your purchase as per HDB requirement. In this case, we are able to do enhancement of your 3 room flat to try fetch a premium price as a vacant house can be better prepared for sale over a unit that is still occupied.

Hi,

If you do not need the sale proceeds from your current 3RM flat for your 5RM flat purchase, then you can choose to purchase first, and then sell your 3RM flat latest within 6 months upon your 5RM flat purchase.

If you require the sale proceeds, you may wish to do both sale and purchase concurrently.

MOP for all HDB flats purchases is 5 years, and for the future PLH flats 10 years, regardless of loan or grants.
