With regards to answering your question on properties with good rental yield, you are very much right in exploring properties that are of relatively low quantum vs rental quantum, this would undoubtedly raise the rental yield measure of the property.
Which leads to the next question that any decent property consultant would ask you,
"What are your investment objectives?"
Property works very much like the stock market, every year or quarter, the stock pays you a dividend (rent), but at the same time, share traders ALWAYS hold out for capital gains.
Same for real estate. There is rental income, and there is capital gain:
(Rental return) + (Capital gain) = Total Return
Thus, no doubt a property like Studio@Marne will fetch a relatively high Rental Yield, have you also considered its Capital Appreciation potential? Sometimes a 2 year movement in locality psf can amount to almost 20++ months of rental!! Imagine!!
