I'm looking for a place for my parents and my family. So need at least a large and spacious 3 bedder at least or preferably 4 bedder. The area I'm looking at is Ang Mio Kio, Bishan, TPY, Serangoon, Seng Kang, Thomson or nearby areas. Budget not more than 1.8M. Is this a good time to buy considering that the prices seem set to fall further? Is there any value buys to recommend? The last thing I want is 1 or 2 years I buy the price drop by another large margin. Thanks.

Hi Johann, there are many options given that you have a budget of $1.8M, But when buying property, we should not just look at the needs and wants of the family, but also have a strategy on how to buy property. I totally understand when you say the last thing you want is for the price to drop. But if you have a clear plan in mind, when there is fluctuations in the market, your risk is still minimized.

With that budget and the weak market sentiments, you do have quite a number of options! As for further price decline, no one can assure you of the market conditions. It is volatile. What we know currently is that you are not buying at the peak nor a high price, you are buying at a much cheaper price than your contemporaries. If there were to be a probable review in cooling measures as quoted by Mr Khaw, then you might be seeing a completely different picture - of revival of demand and price adjustment. Hi Johann!

With the weaker market sentiments, there are many good buys in the market. You have many options to choose from and there might not even be a need to stretch your budget to $1.8M as there are many 3-4 bedders within $1.6M itself.

It's definitely a good time to buy with so many units being sold much cheaper than in the last 2 years. Of course, analysis will be done on my part to recommend only projects that are worthy of buying and will be profitable to you.

No one can guarantee what will happen in the next 2 years whether prices will drop further or start rising. More importantly is that you have already recognise that prices are softer now in comparison to the peak therefore you can gauge what the full potential of the property you are getiing.
