It depends on your purchase price. If its around 420K, and if you are purchasing in your sole name, you can qualify for a Single Grant of 15K for first timer.

Stamp duties and HDB admin and legal fees will add up to about 12 to 14K.
Cash is also payable if there is any COV, however it is unlikely since Punggol flats are transacting at or below valuation.
Agency fees is typically 1% of purchase price+7% gst
