You are right in that many listings appearing in the market for sale in district 15 are over optimistic, however, I believe that if you were to be put into seller's position, you will also naturally want to sell high. Being primarily involved in landed housings within district 15, with myself managing more than 50 landed homes in the east for sale, I would probably say that freehold/999years leasehold landed homes are unlikely to fall below $3m for the land size you are expecting. In fact recent transactions within district 15 have seen land size of about 2000sqf which requires massive works (A&A or even rebuilding) hit in the range of $2.5m and these data are readily available. With the report on last Saturday's papers indicating that we could have seen a higher volume of transactions over the past quarter, it seems that the downturn of the market may be normalise pretty soon.
I do have a handful of terrace houses within $2.5m range but land size is not as huge as what you are expecting. Do let me know if you are keen to explore as I can draw up your itinerary for viewings within minutes from your confirmation of viewing schedule.
